Kio JV

Kio JV is a joint venture between global private equity firm Warburg Pincus and Kio Investment Management, an Australian alternative investment manager specializing in the living sector. Established in May 2025, the venture targets the development, investment, and operation of residential rental projects across Australia, with an initial portfolio including build-to-rent developments in Melbourne (South Yarra, Fitzroy, Collingwood) and Brisbane (South Brisbane), and a studio-living development in Sydney (Redfern). The JV is seeded with approximately A$490 million in committed capital and aims for over A$1 billion in projects. The Collingwood project, in partnership with UEM Sunrise, will deliver over 400 apartments with early construction slated for late 2026.
